5 Home Staging Tricks - that work!

We have been staging homes for the resale (and new home market) for a number of years now and while styles and trends change there are definitely some tried and true home staging tricks that work every time!


1. Inviting entry with potted plants or flowers - this little trick makes everyone feel welcome, it adds a splash of colour and a 'breath of fresh air'.  The front door is the first impression so you want to start off on the right foot! Be sure to maintain these plants/flowers and keep it seasonal for maximum effect.

2. Extra pillows on the bed and the sofa - fluffy pillows have a real warmth to them and they certainly add that element to a living room, family room and bedroom.  Throw pillows also allow you to add an extra design touch to a space - a pop of colour and some pattern make a space look instantly fresh and with a designer's touch.

3.  Clean white towels - ever notice that in boutique and luxury hotels you always see these plush, clean white towels and robes? Well, take that cue and stage your bathroom with some fresh and clean pure white towels, buyers will immediately think of luxury, relaxation or a spa experience - play into that feeling and use it to your advantage. This simple addition will make buyers associate that feeling with your bathroom.

4. Setting the table - staging is all about presenting the home in it's best light, but we want to be sure to make buyers feel like this is their next home not like they are just visiting. By setting the table you are 'setting the scene', buyers will be able to better picture themselves hosting a dinner party, entertaining for the holidays or having Sunday family dinner.  It's another emotional connection made with staging that helps the buyers feel more at home.

5. Add a pop of colour in the kitchen - the kitchen is one the hot spots when it comes to selling your home.  Buyers want a  clean and current looking kitchen, and they are willing to pay more for a home that has updated kitchens and bathrooms.  But even the most stunning kitchen can look a little flat in the listing photos - try adding a fresh pop of colour, we love a bowl of lemons, yellow always photographs well and it really attracts the eye.  But fresh flowers, fruit bowl, a tray with wine, a colourful tea kettle are all great ideas to add just a little accent to the kitchen without distracting or over powering the space.

We all know that cleaning, decluttering and repairs are needed plus we know that updates in paint, flooring and lighting make great returns and great impressions on buyers.  Current finishes in bathrooms and kitchens are also a hot commodity but there are certain staging tricks that really connect with buyers

We answer Wednesday - Selling and Staging during the Holiday Season

"We are selling our home and our agents wants to book our photos.  Should we have them done before or after we decorate for Christmas? Our house looks so beautiful with the tree up and the stocking hung on the mantle. We love it and we think others will too!"

Christmas is right around the corner and it is such a wonderful time of year!  Decorating is one of our favourite parts of the season, too - it's festive and fun! But when it comes to selling your home, holiday decor presents more negatives than positives....and there are definitely buyers out there looking for their new home during the Christmas season, so you don't want to turn them off!



We love the welcoming exterior - it's seasonal but not over done.  But be sure not to leave it up too long....

What are the negatives of  seasonal decorating (for any holiday) while selling your home:

1. Distracting.  Yes, Christmas and other holiday decor is beautiful but it can really distract buyers from seeing the beauty and features of your home as they will be focused on the tree, wreath, lights, stockings and more.....and not the flooring, windows, layout....

2. Clutter.  Although we never really view or consider holiday decor pieces to be clutter when they are out on display they do take up room and can make a space look and feel cluttered and over stuffed.  Think about how much smaller a room looks with a 7 - 8 ft tree in it - it takes up space!

 

The most beautiful Christmas trees aren't necessarily the largest trees!  Consider a smaller tree - you still have a stunning Christmas tree to decorate but it visually (and physically) takes up less room.

 
3. Dating.  Holiday decor can really date your online photos and make your home look like it has been sitting on the market a lot longer than it has.  Let's say you have your photography done in early Dec with all of your decorating done.  By mid January these photos will already look dated and it will send the message to buyers (and their agent) that your home has been sitting even though it has only been 30-40 days. 

4. Personal. When you decorate for Christmas or really any holiday, it can be a very personalized touch to the space especially if you have family heirlooms, religious items and handmade ornaments and other crafts made by your children or grandchildren.  It personalizes the space and that can make buyers feel uncomfortable (or like they are just visiting) as they are trying to picture their lives and building memories of their own in this house.

So definitely have your photos take BEFORE you decorate.

When it comes to seasonal decorating before showings and open houses - really try to eliminate or at least limit the decor - for the same reasons listed above. But if you must decorate for Christmas while your home is on the resale market - here's what we suggest.

 

We love the simplicity of this room's Christmas decor.  It celebrates the season, it has a consistent colour scheme and style and it doesn't over power the room.

 
1.  Do NOT decorate BEFORE your photos.

2. Do keep it simple and tasteful with a consistent theme (for example: mixed metallics or traditional green, white and red; or country or modern).  This year keep it simple by only bringing out some decor - the house shouldn't look like Christmas town!

3. Do NOT keep the decorations up too long or too late. Or decorate too early either. Aim to have the decor packed up by Jan 4 (approx)

4. Do NOT hang up or display really personal decor such as family photos, religious items, handmade ornaments and crafts by children or grandchildren

5. Do keep it welcoming and inviting with a small vignette by the front entry and then some decor in main living areas (try to limit to a room to two, for example the family room as the main Christmas decorating space and maybe a few items in the dining room and/or formal living room - stay consistent with that theme)

Celebrate the season without going totally over board. Remember in your new home (the next one), you can decorate as early as you want and keep it up as long as you like and you can go all out! 
 
 

We Answer Wednesday - How home staging helps sell your home

"My fiance and I are now living together, and we want to put my place up for sale. Is it worth it to stage the house? It is empty, so doesn't that make it look bigger and that way a buyer can picture themselves in there? We just want to know what staging will do to help us sell."

This is something we can definitely help you with.  We have staged lots of properties for clients to help get them sold.

Home staging is a great tool to help buyers visualize how to live in the space, it helps to highlight the features of your home and also show off the size of your home.  Home staging isn't just about furniture that's only one part of it. Selling an empty or vacant property is actually really tough.  Empty rooms are cold and emotionless - that means buyers aren't connecting with the house.  Have you ever seen photos of an empty room? It's really hard to tell if the room is large, small or just the right size...Many people do not have the ability to picture their things and their life when looking at a vacant property. There is no WOW factor with a vacant property so buyers don't take notice.

 

A good home stager will come and view the vacant property (usually with you and often with your agent) and he/she will give suggestions on any repairs, cleaning, depersonalizing, decluttering and updates that are needed.  A home stager knows what buyers are looking for, your agent can also give you some insight as to what your competition is offering (flooring, counter tops etc...) but also what the buyer expectation is at your price point. Buying a home is an emotional connection - it is something the buyer feels when they walk in the door.  Home staging helps with setting the scene and connecting with buyers on an emotional level. Plus buyers are looking to buy their NEW home, they don't want your old one - so the prep work to get it looking it's best!

 

Your home stager will work with you and your budget to get the property up to par before moving in any furniture items.
 Details are so important when selling:

 - A fresh coat of paint in a current tone can do wonders for any property.

- Small updates like new cabinet hardware and a tile back splash can totally transform a kitchen

How to Get the 'Model Home' Look in your Home

If you have ever been to a model home you have probably asked yourself  - 'why doesn't my home look like this?' Well it can!  There are some easy and simple styling tricks that you can use at home to get that 'model home' look. 

1. Keep it clean and de-clutter: so you are living in the house and it can be tricky to keep clean but put together a cleaning schedule and do your best to stick to it - regular wiping down, cleaning or dishes and floors makes a huge difference.  Find some cute baskets or boxes to hold every day clutter like mail and flyers from school.  Commit to a purge (seasonally would be ideal) to get rid of the extra stuff that you aren't using and haven't used in a long time! You will be amazed at how much junk you hold on to - it feels great to let it go!

 

2. Floating furniture : not levitating furniture, but floating - in other words not pushed up against the walls.  Sure in some floor plans this is really the only choice but even just pulling it away an inch or two makes the space look and feel more intimate and designed. In a big open floor plan, separate the space with floating furniture that serves two distinct purposes, say a seating/conversation space and then a TV hang out space for a large and open living space.

 

3. Lighting: let there be light and lots of it! Not only does a brighter space feel bigger and cleaner but it's a great way to update a space.  When you are adding lighting in your space think layers! So overhead lighting mixed with table and floor lamps, candles etc...Layered lighting looks sophisticated but you can also play with the ambiance using your lighting.  Relying on one light source is a bit tired and one dimensional. also aim to have the light evenly distributed in the room (so not everything in one side or corner of the room).

 

4. Outdoors indoors: take a look at model home they always have some natural element - it could be a plant (large or small), natural herbs or a bowl of lemons in the kitchen, branches or sticks in a vase, natural sponge in the bathroom - just some small natural touches can do wonders in a space.  It adds warmth and authenticity to the space. 

 

5. Area rugs: are used to add colour and texture plus warmth but they also add a great visual effect in terms of creating designated spaces and functions. An open concept space with out any area rugs with floating furniture looks very lost but by adding the correct size area rug (even just in the living room) automatically grounds and defines the space.  Area rugs really are a must!

 


6. Headboard: Like the area rug - the headboard really grounds or anchors the bedroom, this really is non-negotiable for a master bedroom.  You want the room and the furniture to have a strong presence.  Even a beautifully made/styled bed looks weak without a headboard.

 

7. Bookcases: when it comes to bookcase we tend to see these 2 options.  1- complete jammed and over stuffed with books falling out, or 2 - sparse, bare and empty.  To get the designer 'model home' look bookcases are a great piece but they have to be balanced.  So books stacked in an organized fashion with some decor added in.  Carefully styled but still functional.  This gives the space style but it also isn't over whelming.  Many think books in a bookcase is organized but when they are over stuffed the room feels heavy and cramped, and when they are falling out, it's a mess! A bare bookcase looks light but it also looks weak and kind of pointless. 

 


8. Drapery: a great decorative feature that can also serve a function.  Yes, shades and blinds are go-to's for privacy but add some simple drapery panels on either side of the window and you've got 'wow-factor'!

We Answer Wednesday - Seasonal Decor while Selling

"Our home is on the resale market, the kids love Halloween and they love to decorate the house.  Should we decorate for Halloween while the house is up for sale or not?"

It's fun to celebrate the holidays with decor and kids love it too but you need to keep in mind that holiday decor can be distracting for buyers.

We definitely recommend staying away from religious decor as it could offend or turn-off some buyers and you never know who is coming to look at your home.

We also recommend you don't go 'over the top' when it comes to decor for the holidays.  Decor can add a lot of clutter into a space making it feel and look cramped which isn't a positive for buyers.  Plus really over the top decor can be a huge distraction - buyers want and need to see the true features of the home like the room sizes, natural light, beautiful kitchens, bathrooms and flooring .

 

If you MUST decorate for the holidays, consider this:

1.  Do NOT decorate for the holidays before photos.  This will date your photos and they won't show off the actual features of your home.

2. Do keep it simple and tasteful.  For Halloween, put up some simple pieces on the exterior.  Nothing scary or gory - if you are in a family friendly area this will work for the buying clientele.
 
 THIS IS A GREAT EXAMPLE OF A DON'T FOR HALLOWEEN DECOR - IT IS PRETTY GORY AND BLOODY AND SCARY.

3. Do NOT decorate too early and keep up the decor for a long time.  Think about decorating for the holidays just before and removing everything a day or two after the holiday - don't decorate weeks early and keep it up for months.

4. Do decorate for the season.  So having some fall decor like pumpkins or fall wreath is neutral and welcoming but remember to keep it simple.



Remember once you are settled in your new home you can go all out for holiday decor so maybe this year just collect lots of great ideas.

We Answer Wednesday - How to Style a Front Entry Console Table

"I have a console table in my front hall.  It's great for mail and keys but it's a bit messy!  I want my front entry to look welcoming and neat - any ideas how to make my console table look stylish?"

A console table in the front hall is a very functional piece.  You are right it is perfect for mail and keys but it can become a bit of a dumping ground.  A lot of that is habit ,training yourself (and others) to put things like backpacks and other items elsewhere i.e a closet, office or bedroom.

But we also believe that if your space is beautiful (by your definition) than you will be more motivated to keep it that way.

The front entry console table sets the tone for your home and can also be an inviting first impression for guests.

Styling your front console table is all about using the space in a beautiful and practical way.  Here are some musts:

1 - Light- many front entries have an overhead light fixture but in our opinion you can never have too much light.  Plus having a table lamp on the console table (assuming you have a wall outlet for it) is handy if you arrive home late or leave early and don't want to wake the whole house with bright overhead lighting.  When it comes to table lamps you have some many choices - find one that suits and flows with the look of your home. How many lamps should you have? We say one is usually sufficient especially if it is a small space with a small table but if you have a long console table in a large entry, 2 table lamps is a nice balance.



2- Mirror - we love a mirror above a front entry console table - it plays two roles, 1: it's a great way to take a final look at hair, make up etc...before you head out to wherever you are off too; 2: it allows light to bounce around the room making a smaller and tighter space like an entry feel larger.  If you already have a mirror, like mirrored closet bi-fold doors, opt for an art piece instead.



 *We love the wall sconces on either side of this mirror, it's a very clean look in this front entry.

3 - Storage - part of the front entry is storage, so make it pretty! A bowl on the table is perfect for keys or loose change, it keeps it all contained, easy to access but also hidden (so the surface looks neat).  We also love a basket for two under the console table - this is ideal for mitts, hats in cooler weather but also summer gear like hats and sunscreen.  Have a dog? Hide their leashes etc. in a basket. Again easy access but neat!



4 - Seating - this is a nice addition if you have the space.  Under the console table is a great spot to tuck away a small bench, cube ottoman (or a storage bench).  Pull it out when guests neat a spot to sit and put on their shoes.  This is also another way to add to your decor - you can have a bench with some print, colour and/or texture.




5 -  Decor - we've covered the necessities of the front hall console table and now it's time to add your personal style! There are many decor items that you can add to the table to add your touch - framed photos, flowers or a plant, candles, or just a decorative item.  Be sure to have room for the necessary pieces and then layer your decor.  The amount of decor depends on the amount of space you have.  We like to vary the heights and shapes and stick with odd numbers.  Keep in mind if your entry console is more functional or decorative (some people have a second entry that is more functional and keep the front entry more beautiful)



Also if you are selling your home, remember that your potential buyers will also be walking in the front door.  A styled front entry sends a great message and sets the tone.  So be sure to pay attention to your front entry!

We Answer Wednesday - How to create curb appeal in the early spring

"My house is hitting the real estate market very soon.  I know we have a great house on the inside but right now in this early spring weather, it's not looking great.  What can we do to increase our curb appeal when our gardens aren't in bloom?"


You are so right! Depending on where you live this time of year isn't the prettiest.  The good news is there are simple things that you can do to show off your great outdoor space. But your home is on the market now and you don't want to wait until the gardens are in full bloom.

The gardens aren't quite in bloom yet and the garden centers are gearing up for the season but in some areas it is still a bit early for planting.  But the grass is green, so use what you have and make the best of it.  So start with giving your yards (front and back) a good raking.  There is always some dead leaves and branches on the ground - just getting those off the grass will give the exterior a clean look.  Depending on your area you grass might be a bit on the long side.  So give it a mow and you will notice how much neater everything looks.



Flowers are a great way to add a splash of colour but because you are selling you might not want to make a huge investment in flowers this spring season plus it is still a bit early for planting.  A great alternative is planters at the front of the house and if you have a great deck space, some planters at the back are a nice touch too. So in these early spring days which flowers can handle this fresher weather? Potted Pansies are a great option - they are sturdy and colourful and if you take care of them, they will last all summer.  A bit of height is a good idea when creating your planters - in the spring we love forsythia - the pop of yellow draws the eye in! Remember these 3 words when creating a planter: Spill, Fill and Thrill; in other works, have some greenery or flowers that hang over the edge of the planter, have some plants and flowers that fill the majority of the pot (of medium height) and some height - the image below is a great example of a spring planter.



Create a welcoming vignette at the front door - this is the buyers first impression of the home so make it count! If you have a porch put out a bench with a cushion for a pop of colour.  Try a wreath on the front door. 


Just because it isn't summer yet doesn't mean you can't set the scene for buyers.  So pull out and dust off that patio furniture - maybe this is a bit early than usual but remember you are show casing your home for buyers so you want them to see how they would enjoy summer BBQs and get togethers outside.  So place the furniture like you would if you were entertaining so have a dining area and a seating area. Roll out the BBQ and take off the cover.  Now that the furniture is set up and clean, make it pretty with some outdoor pillows and maybe even an outdoor rug - it creates a welcoming scene for buyers.





Want to take it to the next level? For the photos you can set the dining table or at the seating area, set up a tray with a pitcher  - this will help make that emotional connection with the potential buyers who are looking online.

If you have a pool, make sure to have it open and running.  A pool always looks better (and photographs better) when it is blue and beautiful!

If you have incredible gardens or a beautiful flowering tree look through your photos and see if you have some beautiful 'full bloom' summer photos to share with your agent - these would be great to show buyers as well.

Other curb appeal factors to look into:

- check all exterior lighting are the bulbs in working order ?
- brush away any cobwebs or other debris that may have collected over the winter
- check the mailbox, is it rusted or loosely affixed to the house?
- does your doorbell work?
- how is the paint on the front door?
- how is the roof?
- sweep the walkways, driveway, porch and decks

We Answer Wednesday - How To Decorate With a Theme

"I love the relaxed feel of the beach and I want to bring a beachy look into my space but I don't want my home to look over the top (cheesy). How can I decorate with a theme and not go overboard? "

A theme is a great source of inspiration when it comes to home decor.  But you are right, of you aren't careful you can get carried away and the theme can take over.

If you love the beach - this is a great start - you know what you want and like!  So think about the elements of the beach - soft and tonal colours, natural materials, easy fabrics, casual and relaxed are what you will want to see in the space, so look for pieces that have those features.  You don't necessarily need 'beach' items like shells, photos of the beach or nautical pieces but a few carefully selected items of this ilk can really solidify your theme.

Here's an example of a coastal inspired living room with the theme kept to a minimum.  Notice the soft tones, a few coral accents (the table and on the throw pillows), nautical stripes and a few touches of blue.  Overall this space has some beachy elements but the theme isn't super obvious.



Here's another example of a beach inspired living room. We see some natural wood pieces like the show stopping chandelier and the coffee table. We also see some white washed rattan accents.  there are some pops of soft blue like the sea and some beach glass accessories, too.



Here's the other side of that space, the dining area, we see a few more beach inspired pieces like the hurricane lanterns, the sea foam upholstered chairs and some sea shell decor on the built-in.



 Here's another example of a subtle beach theme in a bedroom.  Again we do not see obvious beach decor but the inspiration is definitely there.  Notice the sisal area rug it adds that natural texture.  The mix of soft and easy textures on the bed and the colour tones are natural beach hues. What really makes this room not scream 'beach theme' is the choice of prints in the throw pillows and drapery - the prints are quite traditional (trellis and floral) but in those tones.  So again you get this timeless looking space.  The canopy bed is so romantic something you would expect to see at luxurious beach resort.
 

 


If you are concerned about the longevity of the theme, keep the main elements neutral like paint, flooring, drapery and furniture - you can add in art, pillows and other accessories that embrace the theme.

When you want to decorate with a theme in mind you don't have to be too literal. Think about your chosen theme and why it has inspired you- what are the elements you love about this theme and take it from there.  If you do that, you will have a look that you love and a look that will last (a timeless look).

We answer Wednesday - Ideas for a Large Master Bedroom

“I have a very spacious bedroom but never know what to do with the space, other than my bed, dresser and night stands. What suggestions do you have?”

Having a spacious bedroom is such a luxury, lucky you!  There are a  lot of options that come with having a large bedroom. Here are a few ideas for you:

1. A home office space, having a work space in the bedroom is not necessarily for everyone but we love a tidy work space in the bedroom, especially if you have the space! Try adding a beautiful chair and a small table to create a home office area. Of course, we always encourage a beautiful space wherever possible… so try not to have too much chunky furniture. At the end of the day, the master bedroom is still the main focal point of this space so we don't want to have the focus on the desk/chair as much. We just want the entire space to be cohesive. A glass desk is a great option because it is not intrusive and very neutral.
    
2. A seating area:  a reading area is so nice in a bedroom. Depending on just how much space you have you can have a variety of furniture pieces. Adding 2 club chairs with a side table and lamp is a beautiful option for a bedroom. Adding a chaise lounge is another beautiful furniture option. These come in a variety of luxurious fabrics and patterns, something will definitely be a complement to your space. Also depending on how much space you have you could try adding a sofa.
   
3. Custom built ins: having extra storage is always a bonus - in every home! Having some extra clothing storage done in a nice finish will enhance the style and function of the room. This is also a rest space for the TV to be built in to. 
   
4. Depending on the structure of your home and of course budget,  adding a fireplace is a beautiful feature in a spacious master bedroom. There are many styles and finishes that can be done to make this a focal point of a room!
    

We Answer Wednesday - Low cost Home Staging Tips

"We are selling our home and moving to a new city due to a job transfer.  I know home staging sets you apart from the competition.  We want to sell quickly and make the move to the new city easy.  We are on a tight budget, do you have any quick, easy and low budget home staging tips to share?"

You are absolutely right! Home staging sets you apart from the other homes on the market and you want to stand out in the crowd especially if you are in a market with lots of competition.  Every style of home can benefit from home staging.  Home staging can get you more money and help you sell faster, so the extra work to get the home prepared for the market will be worth it in the end.  Less time on the market means you can move forward with your new chapter in life without the extra stress and worry.

There are lots of quick and easy, low cost (and no-cost) staging tips.  Here's what we suggest:

- Clean.  I'm sure your home is clean but is it spit shine clean? Really get in there and clean that house.  Give it a good scrub down.  Buyers will notice and the home will feel great.  There is nothing like a super clean home.  Having said that, pay attention to the scent of the home.  You don't want it to smell like harsh chemicals of bleach - that can be a turn off. Stick with scents like clean laundry, vanilla or cotton.

 

 -  Repair.  This may cost a bit, it depends on what needs to be repaired and how handy you are.  Any burnt out light bulbs? leaky faucets? cracked tiles? chipped paint? You need to spend a bit of money here to tend to these issues.   Has it been a while since you painted the house? You might want to consider a paint job - a fresh coat of paint goes a long way and make a huge difference! Over look these repairs or just leave it? Buyers will think you maybe left other issues unresolved, bigger issues. If there are too many repairs to pay for and maybe you don't have the time, consider that when pricing your home with your agent.



- De-clutter.  We all have junk.  Since you are moving anyway this is a great opportunity to lose some weight.  Go through your stuff and get rid of what you don't want/need you will be surprised how much you can accumulate in a short period of time.  Go through everything - drawers, closets, cabinets etc.  Don't spend the time, money and energy moving to the new place to just to toss it - get rid of it now.  The house will feel lighter. Plus when buyers see clutter it is a stresser and it sends a message that there isn't enough storage (one of the top things buyers are looking for is storage).  One area to really pay attention to is above the kitchen cabinets - don't store anything up there, it's distracting and looks messy (even decorative items) and bathroom counter tops, we tend to 'collect' soap, lotions and more. Clear off surface spaces - kitchen counters, your coffee table, end tables, kitchen table, desk etc...Clear out the clutter!



- Pre-pack and depersonalize.  You know you are moving , so pre-pack certain items that you know are going to come with you.  For instance family photos and collections - we don't want them in the space because they personalize the space - you don't want buyers to feel like they are visiting, you want them to mentally move in - your memories will block that from happening.  Collectibles should also be packed up - again they are personal plus they can clutter up the space depending on the size of the collection.  Have a lot of art or books? A few are fine but if you have too many they can add bulk to the room making the space feel cramped, so pre-pack some of those pieces (at least the ones coming with you)

 

- Let there be light! Pull back the drapes, clean those windows and be sure to replace burnt out bulbs or up the wattage.  Light makes a huge difference in a space.  If you have a dark room, add some table or floor lamps. When it is time for your photos, be sure to have your lights on - over head, task lights all of your lights - it looks so much better in photos! Take a look at the two images below - image 1 has all of the lights on - even though they have beautiful natural light streaming in from the patio doors and window.  Look how bright the room is. Image 2 - no lights on at all.  The light from the window just isn't enough.  Yes, it is a beautiful room but it looks a bit dull without the lights on.

         

- Curb appeal.  Make sure the exterior is maintained, it's your home's first impression.  So trim the grass and hedges.  Make sure exterior lights are in working order.  Is the address plate visible and in good condition? Does the door bell work? Shovel or sweep the porch and walkway/driveway. These details are important.

 

- Set the scene.  This is the fun part and the creative part. Use magazines as your inspiration -make the bed and make it look inviting like you would see in a chic hotel.  Have a great dining room space? Set the table to help buyers visualize entertaining in the space.  Add a touch of colour in the kitchen.  Some flowers or a fruit bowl on the island or kitchen table make the room look fresh. Take a look at your furniture or better yet get a friend to help - is there too much? Is there flow? You may need to re-arrange some pieces, so try to find a way to create a comfortable set up that encourages conversation but also shows off the space.



Be sure to keep the 'creative' stuff last and follow these steps in this order. Remember, home staging isn't just about fluffing pillows  - it's a step by step process to make the home look it's best.  Buyers are looking for their new home not your old home so follow these steps and your house will shine!

We Answer Wednesday - Selling and Seasonal Decor

"We will be selling our home during the holidays.  We love the holidays and especially the decorating.  Is it OK to decorate our home for the holidays while it is up for sale? "

We love the holidays too and the decorating is our favourite part but when it comes to selling your home you need to be careful.  Holiday decorating can be a negative when it comes to selling your home.




 We love how simple and subtle this entry way decor is.  It is perfect for the fall and Thanksgiving season.  It is clean and tasteful.


Although we love this because it is both fun and festive for Halloween, it is too much if you are selling your home.  The mantle is too cluttered and crowded, and taking away from the fireplace - a great feature for any home


Here's why:

1.  Certain holiday decor may be religious and that can turn (some) buyers off.  You need to keep the home neutral and depersonalized.

2.  Holiday decor (in most cases) adds clutter.  You might think adding a large Christmas tree in your family room shows off the size of the room but it actually doesn't.  It cramps the space, adds bulk to the space and although beautiful it may even cut off the flow of the room.


This is a lot of fun and totally chic for a Halloween party but it's very cluttered and is very distracting.
 
3.  Holiday decor can be distracting.  Lights, trees, baubles and bling really take the focus away from features like flooring, new paint, large windows and just about anything else that is included with the home

4.  Holiday decor dates your photos. We love holiday decor but if you are decked out for the holidays during your photos, those photos will get old and quickly.  No one wants to see a fireplace mantle with garlands and wreaths in late January or February (and depending on your market and price point that could be a realistic time frame).

 
This is clean and simple plus it isn't religious.  This would be cute on a mantel or as a centerpiece during the season.
 
Now if you just can't come to terms with not decorating for the holidays while your home is for sale, here are some ideas.

1.  Tone it down and keep it tasteful.  So keep to less than 50% of what you would normally do.



This is a great addition on the front porch or by the fireplace.  It's clean and simple and it can be up over the months of December and January as it is pretty generic.  But remember to maintain any natural plants - you don't want a fire hazard or pine needles everywhere!

2.  Keep your decor up for a shorter period of time.  So don't put up your items too early and keep them up too long.

3.  Don't have your decor 'up' for your photos.  That way you will be giving buyers (who are looking online) a true snapshot of what the home looks like and you will be able to use the photos longer as they won't be dated after the holidays.

4.  Hosting the holidays? Be sure to let your agent know and coordinate with him/her any showing restrictions in advance - you don't want to turn away showings if you can avoid it. It can set a bad impression.


 Don't forget the exterior - keep your decor simple, clean and tasteful.  White lights are very flattering and work beyond the Christmas holidays.  Also with the days getting shorter, these lights help buyers and agents see the house better!



  This is really fun and very festive and probably a neighbourhood attraction but it is distracting and a look to avoid when selling your home.

Remember once you are in your new home you can make up for not being able to decorate during the sale of your last home! Happy Holidays and happy Selling!!
